Most rear extensions exist to make a bigger kitchen. The approval comes months before the units are chosen. That is when a quote is worth having.
Most single storey rear extensions in this country exist to make a bigger kitchen. The application rarely says so outright, but the shape gives it away. A rear extension on a semi. A side return infill on a terrace. A garage conversion with a new opening into the house. The drawings on the council portal usually show the kitchen layout.
The useful part is the timing. Permission is granted months before the units are chosen. The owner has committed to spending and has a drawing showing a kitchen. In most cases they have not spoken to a single supplier.
That is a better moment to be in front of them than the week the plasterer finishes.
