Loft and extension work almost always adds a bathroom
A loft conversion nearly always gains an en suite. An extension often gains a downstairs shower room. Both are approved on the register first.
Bathrooms rarely get their own planning application. Inside a house they usually do not need one. What needs consent is the space they go into: a loft conversion that gains an en suite, a rear extension with a downstairs shower room, a garage turned into a guest room with a wet room, an outbuilding converted into an annexe.
So the register is a list of rooms that are about to exist. A loft conversion with a rear dormer is nearly always an extra bedroom and an en suite. An annexe is a full second bathroom.
The council publishes the address and the decision. The fit-out happens months later. That is plenty of notice to get a quote in front of the owner while they are still choosing.
