Anstey's Cove Road; x1 Mature Holm Oak (leaning heavily over the road) - reduce the Holm Oak Tree, adhering to the 30% maximum reduction (as recommended within the officer report AT/2024/0200) of the leaf bearing canopy. Canopy Reduction Specification for the Holm Oak on Anstey's Cove Road; Current Canopy Extents (taken from centre of canopy) - North: 7 metres - East: 6 metres - South: 3 metres - West: 5 metres - Canopy height: 11 metres - Tree height: 16 metres Current Canopy Area- leaf bearing - Estimated Canopy Area: 86.39 m2 Adjusted Canopy Area (Considering 20% Gaps) - Adjusted Canopy Area: 69.12 m2 Target Canopy Area (30% Reduction) - Target Area: 48.38 m2 New Radial Spreads After Reduction - North: 5.0 metres (rounded up or back marginally) - South: 3.0 metres (not being pruned) - East: 5.0 metres (rounded up or back marginally) - West: 4.0 metres (rounded up or back marginally) Height Reduction - Original Canopy Height: 11 metres - Height Reduction: 1.8 metres - New Canopy Height: 9.2 metres (11m - 1.8m) - New Total Tree Height: 14.2 metres (16m - 1.8m) This specification achieves an overall 30% reduction in size, including both canopy spread and height, and accounts for the 20% canopy gaps. This balanced reduction will look to maintain the tree natural shape and a good network of sub lateral, foliage bearing material. No branches larger than 65mm in diameter shall be removed. All work shall be carried out in accordance with BS 3998:2010 Tree Work - Recommendations. All cuts shall be made to a suitable growth point or secondary branch that is at least one-third the diameter of the parent branch to promote healthy regrowth and maintain the natural shape of the tree. Justification: The Holm Oak is a group of trees, with one tree (tree 1) growing on the North eastern side and two further trees to the South. Tree 1, growing on the North eastern side (the focus of this application) leans over the highway Anstey's Cove Road and into the new development site; ...

Leylandii We have just purchased the property and this tree is at the front within our boundary. As can be seen from the photos, it is approximately 30 ft tall. It appears to have been left over the years with no or very little maintenance. Some of the lower branches are pushing the wall bordering the neighbouring property ( no. 6 ). We wish to lop the height of the tree by approximately one third and trim all branches to shape the tree. Also take off all dead branches and lower branches that are pushing against boundary wall to no. 6. This trimming will save the wall from collapse and improve the look of the tree and should prolong its lifespan. It would also be less likely to fall into either property in high winds.

1. Reduction of overall height and removal of any unsafe branches to (T1) Holm Oak which is on the northern boundary to the property, adjacent to the highway of Meadfoot Sea Road. There have been a significant number of branches that have fallen, even in only mild winds, onto cars beneath and narrowly missing pedestrians on the public pavement and highway of Meadfoot Sea Road. 2. Cut down (T2) Acer Pseudoplatanus Sycamore to a height of 2m, removing all branches. The tree has grown very large and is growing dangerously on a steep, unstable bank on the Eastern boundary to the property, bordering the Hotel Balmoral and its guest car park, directly above a pedestrian walkway. Branch union is weak because of regrowth. Branches are currently touching neighboring property's wall, guttering and roof with potential to cause damage and damp. The tree was noted in 2006 to be middle aged and of general poor form as per previous application AT/2006/0102. Significant risk that it will damage the neighboring property and / or persons beneath it. As per shown on photos

21 Oxlea Close Torquay TQ1 2HB
TPO Justification : Trees have historically been pollarded and more recently crown reduced. Returning the trees back to a cyclical pollarding regime is a reasonable approach to tree management for holm oak trees within this age group. Short-term there would be a loss of amenity but long-term the pollarding regime will ensure canopy cover is retained by: preventing trees from out-growing there immediate environment and retaining a green feature providing amenity. There is argument that the pollarding regime has lapsed and therefore a reduction back to the previous cut points would be more appropriate; we would appreciate being advised if the Tree Officer feels this is more appropriate. The proposed tree works are as follows: G1 - 20 x Holm oaks running adjacent with Lincombe Drive. To Pollard back to primary pollard points with final cuts made at approximately 1.5 metres above ground level metres from ground level. Initiate a well-balanced candelabra framework for future branch structure to establish. All works carried out to BS 3998:2010 Tree Works Recommendations G2 - Mixed species trees located at the bottom of garden. Crown reduce the height only from 15 metres back to approximately 13 metres from the branch tips back to previous pruning points, while retaining the main framework & shape of the crown & therefore a high proportion of the foliage bearing structure. All pruning cuts to be made at suitable growth points. All works carried out to BS 3998:2010 Tree Works Recommendations G3 - Mixed species trees located at the side boundary of the garden. Crown reduce the height only from approximately 14 metres to approximately 11 metres from the branch tips back to previous pruning points, while retaining the main framework & shape of the crown & therefore a high proportion of the foliage bearing structure. All pruning cuts to be made at suitable growth points. All works carried out to BS 3998:2010 Tree Works Recommendation

Fell Leyland cypress and coppice other smaller plants within the group to regenerate, the applicant intends to restore the hedgerow between the boundaries of the Lincombe Manor and number 16 The Woods as vegetation has already impacted the boundary fence, intending to enhance the aesthetics of the garden and promote local ecology. Similar works were done previously on the bank westerly located outside numbers 14, 12, 10 and 8. There is no access to view the trees. Please contact Mr Pettipher to gain access to the rear garden.

South Ridge Middle Lincombe Road Torquay TQ1 2NE
Tree 2 Monterey pine - Remove. Reasons (see attached 2 reports) The relationship between the tree and hard surfacing in the neighbouring property to the east is poor. Attempts to reduce the nuisance by re-surfacing have been carried out and have now become degraded and failed - incremental growth from the primary tree roots recorded is clearly damaging the surface. Root pruning options have been explored and have concluded that removal of the existing large diameter primary roots will lead to unacceptable negative impacts and structural instability. The declining physiological condition of the tree limits options for management. Any significant root pruning is likely to accelerate the spiral of decline of the tree. Dominic Scanlon has made contact with the Tree Officer Oliver Bennett to discuss the above.

1 Large Oak tree . Total removal of tree and replace with shrub 2 dying sycamore . total removal and replacement with shrub 3 Large sycamore - total removal and replacement with shrub All trees stand on a small area of bank 3-4 m above ground level. The trees severely overshadow the house ( Sketch C) . Leaves, falling branches and sap cause damage to vehicles parked at the property and the trees are located only 6 metres distance from the front of the property itself. The large sycamore ( tree 3) is also damaging the boundary wall. All trees are overhanging Museum Road and car park entrance. Sketch C is taken from a photo and demonstrates the height of the trees compared to the top of the property roof. Options other than total removal would still leave the property in a vulnerable position and at risk with stormy weather and bank erosion. The proposal would replace the large trees with shrubs which could be maintained at lower height, provide some privacy and also provide support to the environment
