Holm Oak. To come down to hedge height as shown in pictures. which is approx a 5 metrre reduction. This is to remove a lot of the weight off the tree and bring it back to a stronger and more balanced shape. With the decay at the base we feel its necessary to give it the best change so it can focus growth closer to the trunk, which in turn will reduce the risk of branch failure. This tree is putting a large amount of pressure on the wall if allowed to continue growing there is a likelihood this would damage the structural integrity of the wall. Overhanging neighbouring property causing concerns for property, fencing and increased shade to their garden. Excessive cavity that has decay within at base of tree as shown in photos. This needs to be monitored. Ultimately we are wanting to preserve the tree with steps in order to help it as much as possible so we don't loose it completely.

Individual pruning wounds shall not exceed 100 mm in diameter in accordance with BS 39982010 Tree Work - Recommendations. Remove dead or broken branches and stubs left from previous tree pruning operations, where such material exceeds 20 mm in diameter. T10 - 1x Beech Tree Crown reduce the tree overall by pruning back to the previous pruning points, whilst retaining the main framework and natural shape of the crown, thereby maintaining a high proportion of the foliage-bearing structure. Reduce the height of the tree by approximately 2.0 metres, leaving a final overall height of approximately 8.0 metres. Reduce the radial crown spread by approximately 2.0 metres, leaving a final radial spread of approximately 8.0 metres at all compass points. Individual final pruning wounds shall not exceed 40 mm in diameter. T16 - 1x Beech Tree Crown lift over the driveway only by removing secondary and sub-lateral branch growth, to provide a vertical clearance of approximately 6.0 metres between ground level and the lowest foliage tips, thereby achieving the desired clearance. All works shall retain the natural form of the crown and avoid the creation of large pruning wounds. Individual pruning wounds shall not exceed 40 mm in diameter. All arisings to be removed from site and returned to a Devon Tree Services depot for recycling, leaving the area safe, clean, and tidy. TPO & Conservation Area Application -Justification Statement The proposed tree works form part of an ongoing cyclical management programme aimed at maintaining the long term health, structural integrity and safe retention of the tree stock. T1 Ash (Fell, stump to remain) T1 is an Ash tree that, based on its size, was clearly planted after 1967 and therefore does not fall under historic TPO protection. The upper crown of the Ash is directly interfering with the first-order branches of the adjacent Oak, disrupting its natural crown architecture and long-term structural development. Felling is required to prevent ongoing suppression and deformation of the Oaks primary scaffold limbs. The stump must remain in place, as removal would damage the Oak?s structural root plate, which provides essential anchorage and stability. T2 Oak (Repollard) T2 is an Oak that, from its size, was evidently planted after 1967. The crown shows visible decline, with reduced vitality and dieback consistent with stress and age-related retrenchment. Repollarding is recommended to reduce biomechanical loading, slow the decline process, and retain the tree safely within its setting. This approach aligns with BS3998:2010 guidance for managing declining pollards. T3 Oak (Coppice following failure) T3 has already suffered partial failure due to a combination of structural and physiological defects. A large vertical cavity in the lower stem indicates advanced internal decay, and the loss of key structural components has left the remaining sections unstable. Bark and sapwood deterioration, combined with exposed, non-adaptive tissues, show a very low likelihood of recovery. The tree presents a clear risk of further failure, and pruning is not a viable mitigation. Coppicing is advised to reduce risk while allowing regrowth from a stable base. T4 Mimosa (Fell) T4 is a Mimosa that, based on its size, was planted after 1967 and is not visible to the wider public. The tree?s slender form and limited structural robustness make it unsuitable for long-term retention. Felling is appropriate due to its low amenity value, limited public visibility, and species-specific structural limitations. T5 Lawsons Cypress (Fell) T5 is a Lawsons

T1 English Oak Quercus robur T1 is growing within close proximity of the building Oakridge Retirement apartments opposite flat 14. T1 has been reduced approx. 6 years ago the re growth has started to become heavily weighted. re growth from pruning cuts has a weaker branch union than natural growth. This is more likely to fail and requires maintenance in order to keep the tree safe. There is a busy footpath and car park below the tree as well as being approx. 2m from the building. I would like to reduce this tree to previous points 30% making cuts on vertical growth of up to 15cm and horizontal growth of up to 10cm. this is shown on pic 1 with a red line.

T2 - 1x Silver birch (Betula pendula) - Sectionally dismantle, fell, and remove to ground level, employing appropriate lowering and rigging techniques to safely control the descent of each section in accordance with industry best practice. T3 - Copper beech (Fagus sylvatica purpurea) - Reduce the radial crown spread on the eastern aspect of the canopy that is growing towards the property only by removing approximately 2.50 metres from branch tips, leaving a final radial spread of 7.0 metres at all compass points. Site: Northgate, Higher Warberry Road, Torquay, TQ1 1SF TPO: Area Tree Preservation Order - 1973.013 - Lydwell Area, Torquay T2 - Silver Birch (Betula pendula) The Silver Birch is located in close proximity to the dwelling and rear garden area. Due to its position, the tree now causes significant shading to the main habitable rooms and garden, resulting in reduced natural daylight and amenity value to the property. In addition, Silver Birch is a relatively short-lived, fast-growing species that is prone to progressive decline with age. Removal of T2 will: Significantly improve light levels into the property and garden area. Reduce the risk of future damage to the property from root activity and crown growth. Remove the need for repeated cyclical pruning works in close proximity to the dwelling. The client has confirmed they are happy to replant with a more suitable replacement species in an appropriate location, thereby maintaining long-term tree cover and local amenity value while achieving a more sustainable relationship between tree and property. T3 - Copper Beech (Fagus sylvatica Purpurea) The Copper Beech is a prominent specimen tree situated close to the property boundary, with the eastern sector of the crown extending directly towards the dwelling. An arboricultural risk assessment has been undertaken using the QTRA (Quantified Tree Risk Assessment) methodology. The proposed works are limited to a selective radial crown red

T1 & T2 - Ash: Fell to near ground level. The trees are showing symptoms consistent with Ash Dieback, including reduced leaf coverage during the summer months and the presence of deadwood within the crown. The condition is expected to progressively decline as a result of the disease, with recovery considered unlikely. T3 - Mimosa: Fell to near ground level. The tree is exhibiting heavy dieback throughout the crown and poor leaf coverage, indicating significant decline and limited potential for recovery. It is proposed that the removals be mitigated by replacement planting with appropriate tree species, either on site or within the immediate vicinity, to maintain long-term tree cover and visual amenity. Details of species, size, and planting location can be agreed with the Local Planning Authority. Note: T1 and T2 is under shared ownership of the applicant and their neighbours, Georgian Court, and located on the Georgian Court side of the boundary. G1 - Mixed broadleaf group (holm oak dominant, with turkey oak, beech and occasional false acacia). Group located on a moderate slope, with several stems leaning towards the drive and property. Evidence of historic failures and falling is present on the lower slope. Some trees exhibit minor stem decay and defects typical of the species, with no indication of a significantly elevated risk. Many stems have been historically topped for view and property clearance. Proposed works (management cycle commencing 2025): Leaning holm oak stems on the lower slopes: Crown reduction to retain stems at approximately 5-7m, following BS3998:2010 principles. Works to be repeated on a 5-7-year cycle to maintain previous management and reduce mechanical loading on leaning stems. Previously topped trees within the group: Reduce crowns back to historic reduction points, retaining trees at approximately 5-7m, on a 5-7-year cycle to maintain established management and prevent excessive regrowth. False acacia: No works proposed. Reason for work: To maintain the established cyclical management regime, limit end-weight on leaning stems, and reduce the likelihood of branch or stem failure towards the drive and property, in accordance with BS3998:2010 recommendations for crown management and proportional pruning. This group of trees is not visible to the broader public.

T1 Leylandii x Cupressocyparis leylandii T1 is growing within close proximity of the boundary wall. also overhanging a swimming pool and driveway of Belton house, also overhanging higher Lincombe road slightly. the growing habits of a leylandii is very fast growing with a shallow root system, leylandii are also known to shed overweighed limbs. when growing in a built up area leylandii require maintenance. I would like to reduce t1 by 50% and shown on pictures. this would be making pruning cuts of up to 25cm on vertical growth. this will remove risk of the tree failing and mean it can be kept for privacy and keep the aesthetics it provides the roadside. T2 Eucalyptus Eucalyptus globulus t2 is growing over the pool of Belton house. this tree is in good heath and the overall size of the tree seems to be fine for its surroundings. there is one very heavily weighted limb as marked in pic 2. this limb has grown towards the light and become heavily weighted. T2: Sycamore: Fell to ground level. A Sycamore (Acer pseudoplatanus) located just outside my boundary on the neighbour's land is proposed for removal with the neighbour's agreement. Although the tree is not on my property, it is causing significant and ongoing issues that directly affect my home, including: Substantial loss of natural light Heavy seasonal leaf fall leading to repeated maintenance and blocked gutters General nuisance and encroachment due to its size and position The neighbour has acknowledged these impacts and agrees that the tree is unsuitable for its current location. Its removal is therefore a practical management decision to resolve persistent issues affecting my property, rather than a proposal made for reasons of altering the wider landscape or greenbelt character. Replacement planting can be provided where required, using appropriate species that will maintain local amenity without causing future conflicts.

T1: Spruce: Fell to ground level. The tree stands within approximately 3 metres of my property, growing from a raised rockery structure which does not provide a suitable long-term rooting environment for a tree of its current size and expected future growth. The spruce has now outgrown its constrained location, and its proximity to the property presents an increasing risk of structural pressure on the rockery and adjacent hard surfaces. A similar spruce in an adjoining garden failed during storm conditions last year, demonstrating that mature specimens of this species in this immediate area may be vulnerable due to restricted rooting depths and local exposure. Replacement planting can be provided where required, using appropriate species that will maintain local amenity without causing future conflicts. The removal of these trees is therefore based on safety considerations, site constraints, and practical arboricultural management, rather than any desire to alter the character of the wider greenbelt area. Replacement planting can be provided if required by the Local Planning Authority, and species can be selected to ensure long-term suitability and to maintain local amenity value.
