Proposal

Conditions Requested for Discharge: Condition 3 - External Materials Schedule Prior to the commencement of any development above slab level works, a written schedule with details of the source/manufacturer, colour and finish, OR samples on request, of all external facing and roof materials shall be provided. This must include the details of embodied carbon/energy (environmental credentials) of all external materials. Condition 4 - Visibility Splay That part of a visibility splay of 2.4m x 43m which can be accommodated within the application site shall be provided, and the visibility zones shall be kept permanently clear of any obstruction over 0.6m high in accordance with drawing number 3772/AS-PL-2 Rev PL4. Condition 7 - Water Efficiency The development hereby permitted must comply with regulation 36 paragraph 2(b) of the Building Regulations 2010 (as amended) to achieve a water efficiency of 110 litres per occupant per day. Before occupation, a copy of the wholesome water consumption calculation notice shall be provided to the planning department. Condition 8 - Air Source Heat Pump Noise Control Noise resulting from the use of the air source heat pump (ASHP) shall not exceed a level of 5dB LAeq below the existing background level when measured according to British Standard BS4142:2014+A1:2019. The following documentation is required before development commences: Findings of a noise survey undertaken in accordance with BS 4142 .Written details and calculations showing the likely impact of noise from the development. If needed, a scheme of works to minimise the effects of noise from the development Condition 9 - Nature Conservation Enhancement Scheme Prior to the commencement of any development above slab level works, a scheme to enhance the nature conservation interest of the site shall be submitted to and agreed in writing by the local planning authority. Submission Details: Please find attached a zip file containing all supporting documentation for each condition listed above. The attached documentation includes: External materials specifications with embodied carbon data (Condition 3) Visibility splay drawings and measurements (Condition 4) Water efficiency calculations and compliance certificates (Condition 7) Acoustic assessment report and noise survey findings (Condition 8) Biodiversity enhancement scheme proposals (Condition 9) I trust that the submitted documentation provides sufficient detail to satisfy the requirements of each condition.
