BREEAM for Non-Housing The development hereby approved shall achieve BREEAM 'Excellent' Rating in accordance with the terms of the application & the requirements of the BREEAM Guide (or such national measure of sustainability for design that replaces that scheme). Prior to occupation, A BREEAM Design Stage Certificate confirming 'Excellent' is achieved at design stage shall be submitted to the local planning authority. Within 6 months of occupation, a final certificate demonstrating BREEAM excellent has been met shall be submitted to and approved in writing by the Local planning authority. REASON: In the interests of promoting sustainable forms of developments and to meet the terms of the application.

Bifold Door — Ground Floor Rear Elevation It is proposed to increase the width of the approved bifold door unit at ground floor level of the rear extension by 1 metre. The revised door will retain the same design, materials, and glazing specification as approved. The amendment improves access and connectivity between the internal living accommodation and the rear garden, consistent with the design intent of the approved scheme. Rear Extension Roof — Revised from Part Flat/Pitched to Fully Flat. It is proposed to amend the roof form of the rear extension from the approved part flat and part pitched arrangement to a fully flat roof. The existing approved pyramid rooflight will be retained in its current position, maintaining the architectural feature and natural light provision established by the original permission. The revised flat roof form is considered to result in a cleaner, more cohesive roofline and does not materially affect the character or appearance of the approved development. Consequential Amendments — Rear Elevation Windows As a consequence of the revised bifold door dimensions and the amended roof form, minor adjustments are proposed to the position and dimensions of windows on the rear elevation. These amendments are necessitated by the revised layout and are designed to maintain a balanced and considered composition on the rear elevation, consistent with the approved design intent. The overall character and appearance of the development as approved is maintained.
