The council has decided this application; the published outcome sits in the record above and the decision notice on the council portal carries the detail, including any conditions.

If permission was granted, work must normally begin within three years of the decision. If it was refused, the applicant can appeal within the statutory time limit or submit a revised scheme.

About full applications applications

How this application type works

A full application seeks permission for a complete, detailed proposal in one go: siting, design, access and landscaping are all fixed at this stage. It is the standard route for new buildings, conversions and changes of use. The statutory target is eight weeks for smaller schemes and thirteen weeks for major development, though complex cases often take longer by agreement.

Application for approval of details subject to conditions 1 (3 year consent), 2 (approved plans and documents), 3 (roof membrane), 4 (roof insulation), 5 (roof timber repairs), 6 (chimney structural repairs), 7 (tile re-use) and 8 (roof materials) of listed building consent 22/01871/ALB. Retrospective Condition 2 - Approved plans and documents to which the consent relates; Noted. Nothing has changed this reliance. Condition 3 - Requirements regarding breathable roof membrane Discharged on 11.08.23. Material used as approved; namely Tyvek Supro roof rile underlay. Condition 4 - Requirements regarding any use of roof insulation; None used during works. Condition 5 - Requirements regarding repairs to structural roof timbers; Correspondence took place between applicant, Anna Shah and Joanna Horton on 04.11.24 regarding approval to replacement of all batons. The correspondence clarified that this condition relates to structural timbers; none of which were affected with these roof works. Condition 6 - Requirements regarding structural works to chimney; The chimney was fully repointed but no structural works were undertaken. Photographs are available. Condition 7 - Requirement to reuse existing roof tiles where possible; This was observed, but not more than 30 tiles could be salvaged and re-used. The existing tiles had become friable and easily broke on handling. Condition 8 - Approval mechanism for new roof and ridge tiles; Discharged on 11.08.23. The project used new hand-made Sahtas Brown clay tiles plus ridge tiles all bedded with a 3-1 lime mortar mix. Ridge and valley detailed maintained existing undulations.
