Vacant Wynyard offices could become a pub with hotel accommodation upstairs
Concordia House at Wynyard Park could be converted from vacant offices into a pub and hotel.
The application puts the public house on the ground floor and hotel accommodation on the first floor. A covering letter submitted by planning consultants Lichfields describes an 18-bed hotel.
The changes would also alter the outside of the building, with timber and stone cladding, replacement windows and roof works. The existing vehicle access and car park would be used.
The letter places the building beside the developing local centre at Wynyard Park. It argues that the proposed use can be served by the existing road junction and parking arrangements. Those conclusions are part of the applicant's case and remain for the council to assess.
Noise is another consideration for the conversion. The covering letter reports that an assessment identified the A689 as the main noise source, alongside activity at nearby industrial premises. It says enhanced glazing and acoustic ventilation are recommended on the southern side of the hotel, with limits also recommended for noise from new plant.
The floor plans show the separation between the pub and the accommodation above. They do not establish a trading name, room price or opening date.
Stockton-on-Tees' register was awaiting a decision when checked on 14 September 2026. Read the Concordia House application on PlanIndex, reference 26/1641/COU.
Methodology and limitations
Document-led local reporting using the public PlanIndex application record and the council register and submitted documents. No decision-speed comparisons, production database rows or private exports are used. Queries record public GET retrievals.
- Application status can change after the check date.
- Applicant statements describe proposals, not completed works or guaranteed opening dates.
- No interviews or direct comments were obtained.
- Coverage searches are limited by indexing and publisher access; absence of a result does not establish exclusivity.
