Combe’s Cock Inn reopening plan includes a shop selling food from its kitchen
A shop selling food from the pub kitchen and local produce is part of a new attempt to reopen the Cock Inn in Combe.
The planning statement says a potential operator has been secured for the closed pub. It argues that changes to the building are needed to make reopening commercially viable, after an earlier operator did not proceed with the previously approved scheme.
Under the new plans, customers could buy food to take home from a small shop beside the proposed kitchen extension. The shop would help form a courtyard at the rear of the building. The statement presents that extra source of income as part of the case for bringing the pub back into use.
Modern rear extensions would be demolished and replaced. The new kitchen would have glazed sections allowing customers to see inside, with storage and ventilation equipment also accommodated at the rear. The application includes dining space, internal refurbishment and landscaping.
The Cock Inn is Grade II listed. The submitted statement says the front roof would be repaired using its existing stone tiles, while concrete tiles at the back would be replaced. Solar panels are proposed on the rear roof slope.
A parking note accompanies the application. The planning statement argues that the arrangements are sufficient, but that is the applicant's assessment, not a finding by the council.
The documents set out a proposed route to reopening; they do not establish a reopening date. West Oxfordshire's register was awaiting a decision when checked on 14 September 2026.

Methodology and limitations
Document-led local reporting using the public PlanIndex application record and the council register and submitted documents. No decision-speed comparisons, production database rows or private exports are used. Queries record public GET retrievals.
- Application status can change after the check date.
- Applicant statements describe proposals, not completed works or guaranteed opening dates.
- No interviews or direct comments were obtained.
- Coverage searches are limited by indexing and publisher access; absence of a result does not establish exclusivity.
