What a grant of permission means

The process from here

Permission has been granted, usually subject to conditions listed on the decision notice, some of which must be discharged before work starts. The decision notice on the council portal sets out exactly what was approved.

Work must normally begin within three years of the decision or the permission lapses. Neighbours cannot appeal a grant; challenging one means judicial review of how the decision was made, within tight time limits.

About full applications applications

How this application type works

A full application seeks permission for a complete, detailed proposal in one go: siting, design, access and landscaping are all fixed at this stage. It is the standard route for new buildings, conversions and changes of use. The statutory target is eight weeks for smaller schemes and thirteen weeks for major development, though complex cases often take longer by agreement.

The cherry tree was planted when the house was built in 1986/7 and over the years has been allowed to outgrow the small patio garden to a point where it is now putting our neighbours garden to the north in partial shade. We would like to remove the tree and replace it with something more appropriate for the size of the garden.

External works are to be carried out on the slate roof of the south-western wing of the church. New lead trays and flashings are to be installed below the stone string course to try and prevent water ingress. The parapet wall running adjacent to the slate roof is to have coping stones re-instated with new lead capping. New rainwater troughs are proposed to be installed to discharge water from down pipes directly to drainage hoppers instead of disbursing across the slate roof.
