The eaves would be 2.97m above ground level, with a maximum height of 3.12m at the skylights, which would be over 2m from any boundary. The windows would match the existing fenestration. The extension would project 4.55m from the rear elevation and include a rear window and French doors, with no side-facing windows. A 30cm maintenance gap would be retained to the adjoining terrace, allowing the existing boundary fence to remain. A separation of approximately 2.66m would be maintained to the detached side boundary. The extension would replace the existing metal-roof lean-to and shed, and the decking would be replaced as shown on the submitted drawings.
