Proposal

Application for a Lawful Development Certificate for a Proposed Use or Development: The proposal is for a dormer roof extension and a small change to a rear first-floor window. The property will remain a house, and the work will not change the building footprint or the ground floor. The rear first-floor window will be made taller by about 34 cm, while keeping the same width and overall alignment with the other windows. The existing staircase to the loft will be moved above the main staircase. The dormer will create a usable loft bedroom with storage, heating, electricity, insulation, and structural improvements. The roof appearance from the highway will largely stay the same, with two rooflights added. The dormer will use materials to match the existing roof, stay below the ridge line, be set back 600 mm from the eaves, and add about 20 m³ of roof volume
