Proposal

Listed Building Consent is sought for the conservation-led adaptation of Diprose Chapel, a Grade II listed building forming part of the former St Clement Danes Holborn Estate Almshouses, to residential use, together with associated internal alterations, structural repairs, floor works, drainage coordination, services integration and conservation-led making good. The proposals are contained within the existing chapel envelope. No enlargement of the chapel is proposed. The principal external form, roof profile, massing, elevations, historic openings and relationship with the surrounding former almshouse complex are retained. The proposed works comprise: ??? adaptation of the existing chapel to provide residential accommodation within the historic envelope; ??? formation of proposed flat layouts, including living, kitchen, bedroom, bathroom, dressing, snug, hallway, entrance and plant areas; ??? removal or alteration of later internal fabric of low or neutral significance where required to enable the proposed layout, improve spatial legibility or address fabric performance; ??? treatment, removal or replacement of existing floor finishes, screeds and floor build-ups where required; ??? development of a floor strategy to address damp, levels, structural requirements, service integration and compatibility with the historic masonry construction; ??? localised structural repairs and strengthening where identified by the structural engineer; ??? repair or stabilisation of fabric affected by water ingress, structural movement, later alteration or poor previous detailing; ??? drainage and below-ground services works where required to address defects identified by CCTV drainage survey; ??? integration of new domestic services, including drainage, mechanical and electrical services, ventilation, heating and plant; ??? associated making good and internal finishes using compatible materials where they meet historic fabric; and ??? retention of the external form, roof profile, principal elevations and group relationship.

    Listed Building Consent is sought for a limited, conservation-led programme of investigative and enabling works to Diprose Chapel, a Grade II listed building forming part of the former St Clement Danes Holborn Estate Almshouses. The proposed works comprise opening-up, removal of later non-historic fabric, and localised investigation undertaken solely to understand the building???s construction, condition, and causes of deterioration, and to arrest ongoing decay. No new use, extension, alteration to external elevations, or permanent reconfiguration is proposed. The scope includes: Opening up of a blocked historic fireplace by removal of later infill materials only. Removal of non-historic suspended and plasterboard ceilings to permit inspection of roof structure and fabric. Removal of later twentieth-century partitions, linings, fittings, sanitaryware, and kitchen elements of no historic significance. Formation of small, localised floor test pits to inspect slab build-up and foundations. Localised opening-up around roof timbers and valleys to investigate areas affected by water ingress. Emergency stabilisation and like-for-like repair to roofs, valleys, and rainwater goods where required to prevent further deterioration. All works are reversible, investigative, and proportionate, confined to fabric of low or neutral significance, and do not involve the removal of any original historic fabric. The proposals will better reveal the significance of the listed building and establish a robust evidential baseline for future conservation.
