Greenhaze 25 Warborough Road Brixham TQ5 0JY
Requesting cyclical permission to re-pollard T1 Lime and G1 group of 12 Holme Oaks. Prior to having TPO's placed on them recently, these trees have been historically managed by pollarding, which kept them healthy and safe while encouraging new growth from the existing pollard points. Requesting cyclical permission to re-reduce G2 Field Maples - again these have been historically managed in this way to maintain the condition of the trees. Requesting cyclical permission to re-reduce T2 Sycamore - this has also been historically managed in this way to maintain its condition. Fell T3 and T4 due to dieback in the crown. These Pines are in close proximity to high value/risk targets in terms of property and public footpaths.

Prunus T1 - fell because the tree's canopy fails to contribute to the visual amenities that enhance the character and setting of the Conservation Area. A healthy and well-structured canopy is essential for maintaining the aesthetic and ecological value of such areas, providing shade, habitat for wildlife, and visual cohesion with the surrounding landscape. The canopy has been progressively over-reduced, leading to poor form and limited regrowth potential. The rooting area is confined by surrounding hard surfaces/structures, reducing stability and vigour.

T1 - Large post mature Horse Chestnut situated on the Eastern boundary, adjacent to Hesketh Road Steps. The tree shed it's lowest primary limb in July 2025 blocking the public steps. This has left the tree with large limbs to the East exposed to potential failure from adverse weather, presenting a further risk to the public. Works - Re-pollard at the historic pollard points (approximately 10m) - See annotated photographs.

T1 - x1 Holm Oak (Quercus ilex) Proposed works: Re-pollard the tree to approximately 6 metres above ground level, being approximately 3 metres above the previous historic pollard points. The tree is a previously managed pollard which has lapsed, resulting in elongated regrowth with increased end-weight. Re-instating the pollard is appropriate cyclical management. The current canopy contributes to excessive shading and loss of light to the adjacent dwelling and garden areas, negatively affecting residential amenity. Significant leaf debris and organic matter from the canopy is accumulating on the house and garage roofs, leading to persistent damp conditions and the development of algae/green growth, increasing maintenance requirements and risk of roof deterioration. The proposed height retains the tree in a sustainable, manageable form, preserving its long-term health and contribution to local amenity. T2 - x1 Lucombe Oak (Quercus - hispanica -Lucombeana?) Proposed works: Remove epicormic growth from the main stem up to the crown break, to a height of approximately 5.5 metres. Epicormic growth is dense and visually intrusive, detracting from the tree?s natural form and the amenity of the site. Removal will improve light penetration to the property and surrounding areas without affecting the main crown structure. Epicormic shoots can form weakly attached growth; removal improves structural clarity and long-term tree management. The works are minor, selective, and will not adversely affect the tree's overall health or amenity value.

Beech Trees T1, T2 and T3 in G5 have fallen due to a mix of structural and physiological issues that made them unsafe. A large vertical cavity in the lower stem shows advanced internal decay and missing key structural parts have further weakened it. The bark and sapwood are deteriorating with exposed areas failing to heal or adapt, suggesting a low change of recovery. Together these problems create a clear risk of failure threatening nearby property and safety. Pruning isn't a viable option, so felling is advised to reduce the risk. T4 Beech Exising crown dimensions - Height Approx 17 Metres Lateral spread - Approx 10 metres average radius from stem Proposed Post Pruning Dimensions - Target Height Approx 14 metres Target Lateral Spread - Approx 7 metres average radius from stem Reduction Extent - Up to 3 metres across the upper and lateral canopy All cuts to be made back to suitable secondary growth points that are- Healthy and well placed to maintain natural form Capable of sustainging future growth No branch to be shortened by more than one-third of its length Maximum cut diameter 50 mm Final canopy shape - Even, balanced and naturalistic Objective - To mitigate increased wind exposure and load redistribtuion following the loss of adjacent trees T1-T3, enhancing T4's structural stability and safe retention.

G1 - Mixed broadleaf group (holm oak dominant, with turkey oak, beech and occasional false acacia). Group located on a moderate slope, with several stems leaning towards the drive and property. Evidence of historic failures and falling is present on the lower slope. Some trees exhibit minor stem decay and defects typical of the species, with no indication of a significantly elevated risk. Many stems have been historically topped for view and property clearance. Proposed works (management cycle commencing 2025): Leaning holm oak stems on the lower slopes: Crown reduction to retain stems at approximately 5-7m, following BS3998:2010 principles. Works to be repeated on a 5-7-year cycle to maintain previous management and reduce mechanical loading on leaning stems. Previously topped trees within the group: Reduce crowns back to historic reduction points, retaining trees at approximately 5-7m, on a 5-7-year cycle to maintain established management and prevent excessive regrowth. False acacia: No works proposed. Reason for work: To maintain the established cyclical management regime, limit end-weight on leaning stems, and reduce the likelihood of branch or stem failure towards the drive and property, in accordance with BS3998:2010 recommendations for crown management and proportional pruning. This group of trees is not visible to the broader public.

Oak (T3) - Risk-based crown management in accordance with BS3998:2010 (sections 7.3.2 and 7.7). Remove or shorten dysfunctional, dead, or fractured branches throughout the crown to reduce the likelihood of branch failure. Reduce outer lateral crown spread by up to 1.5m. All pruning cuts to be limited to =50mm diameter, retaining natural form and ensuring balanced crown structure. Works to be carried out using target pruning, avoiding flush cuts and excessive live-tissue removal. Objective: manage mechanical loading, reduce risk to garden users, and maintain long-term tree health and amenity value. Reason for work: To reduce the risk of branch failure over a frequently used seating area while preserving the tree's natural appearance and physiological function.

Villa Rosa St Lukes Road South Torquay TQ2 5NZ
T1 - 1x Horse Chestnut Tree (Aesculus hippocastanum) Undertake selective crown lifting of primary and secondary branches overhanging the garden area of Villa Rosa. All pruning cuts are to be made back to the main stem, in order to achieve appropriate clearance while retaining the overall health, structural integrity and natural form of the tree (see annotated photo attached). All pruning operations shall be carried out in full accordance with BS 39982010 - Tree Work Recommendations, ensuring that final pruning cuts are made at suitable growth points and that unnecessary or excessive pruning is avoided. Individual pruning wounds shall not exceed 60 mm in diameter, thereby minimising physiological stress to the tree and reducing the risk of decay or dysfunction. All arisings generated from the works shall be removed from site and returned to a Devon Tree Services depot for recycling. Upon completion, the site shall be left in a safe, clean, and tidy condition. Justification The proposed selective pruning works to the Horse Chestnut (Aesculus hippocastanum) are intended to address issues of excessive shading and to manage branch growth extending over the garden area of Villa Rosa. The overhanging primary and secondary branches currently restrict natural daylight penetration, adversely affecting garden amenity and usability. In addition, a number of extended lateral branches exhibit increased end-weight and leverage beyond the garden boundary. Selective reduction back to suitable previous pruning points or, where necessary, to the main stem will reduce mechanical loading on these limbs and lower the risk of branch failure, particularly during periods of high wind or adverse weather. The proposed works are minor, targeted, and proportionate, and have been designed to retain the tree's overall health, structural integrity, and natural form. All pruning will be undertaken in full accordance with BS 3998:2010 - Tree Work: Recommendation.

Crown lift the lower laterals all the way around the tree to 6m. The longer lateral with an awkward union to come out entirely back to the growth point. Already some branch failure so wanting to help keep the tree balanced and remove some of the weight to the lateral limbs to prevent further failure. In the attached photo you can see a yellow line - this is the intended result and where we would like to crown lift to.
