The northern most stem which has had a primary limb pollarded is in severe decline with bark necrosis to the north at 2m.     Reason for Works The subject tree is a self-seeded, semi-mature Sycamore (Acer pseudoplatanus) of limited individual landscape and public amenity value. The tree has developed as a twin-stem specimen and has previously been reduced, resulting in a modified crown form. The tree is situated in close proximity to the dwelling and adjacent driveway, where continued growth is creating an increasing spatial relationship conflict with the property. The canopy extends over the driveway, resulting in regular accumulations of leaves, seeds and other organic debris. During periods of wet weather this contributes to a slippery surface requiring ongoing maintenance to maintain safe access to the property. The tree does not form part of a significant landscape feature, avenue or important visual group and is largely screened within the residential setting. Due to its self-seeded origin, previous management history and limited contribution to the wider character of the Conservation Area, its removal is not considered likely to result in a material loss of public amenity. Whilst cyclical pruning could temporarily reduce canopy spread, it would not resolve the underlying relationship with the dwelling or prevent the recurring accumulation of seasonal debris on the driveway. Continued pruning would also necessitate ongoing management of a species that responds vigorously to reduction. Removal is therefore considered to represent the most appropriate long-term management solution. To mitigate the loss of canopy cover, the applicant is willing to undertake replacement planting with a more suitable ornamental tree in an agreed location if considered appropriate by the Local Planning Authority.

T007 (Black pine): Selectively crown raise the eastern side to provide a minimum of 2.5 meters vertical clearance over the pedestrian route. (Priority: 1 Year) Structural Support: 1. T002 (Common lime): Install dynamic bracing to support the primary union, allowing for natural movement and compensatory growth. (Priority: 1 Year) Removal of Dead or High-Risk Trees: 1. T004 (English elm, dead): Remove due to standing dead condition and proximity to pedestrian routes. Difficult to see where this tree sits on the boundary, but does look to be BTC? (Priority: 2 Years) 2. T005 (English elm, dead): Remove for similar reasons as T004. (Priority: 2 Years) 3. T006 (Black pine, suppressed): Remove to favor the development of neighboring trees. (Priority: 1 Year)

Individual pruning wounds shall not exceed 40 mm in diameter. Tree Preservation Order/ Conservation Area Justification The proposed works are intended to provide long-term, sustainable management of this mature Tulip Tree (Liriodendron tulipifera) whilst preserving its amenity value and natural form. The specified crown reduction is moderate in scale and will reduce the overall height by approximately 2.0 metres and the radial spread by approximately 1.5 metres, maintaining a balanced crown structure and retaining a high proportion of the foliage-bearing canopy. The works will improve natural light levels to the adjacent properties and garden areas, helping to reduce excessive shading without materially affecting the tree's visual contribution to the locality. The proposed crown lift to approximately 2.4 metres above ground level will provide appropriate pedestrian clearance over the adjacent pavement and improve clearance above the wall boundaries, reducing the likelihood of conflict between the tree and its surrounding built environment. All pruning works will be undertaken in accordance with BS 3998:2010 ? Tree Work ?

Proffesional arboricultural justification/ Statement The Torbay Palm is in poor overall physiological and structural condition, exhibiting a poor multi-stemmed form with limited long-term amenity value. Extensive ivy growth has become established throughout the stems and crown, increasing wind loading and contributing to the tree's overall decline. The palm has also begun to shed and lose fronds on a regular basis, indicating deterioration and increasing the likelihood of falling debris within the surrounding area. Owing to its poor form, declining condition, and ongoing loss of fronds, the tree is no longer considered suitable for long-term retention as a protected feature. The proposed removal is recommended on the grounds of sound arboricultural management, reducing the risk of further frond and branch failure whilst improving the safety, appearance, and ongoing maintenance of the site. The associated removal of fallen branches and accumulated dead ivy from the ground will further enhance the condition of the area. All works will be undertaken in accordance with BS 3998:2010 ? Tree Work ? Recommendations, using sectional dismantling techniques to ensure the safe and controlled removal of the tree whilst minimising the risk of damage to surrounding vegetation and property.

    Leyland cypress T1 - Single stem. Located directly against and partially within the fabric of an old stone boundary wall on the south side of the property. Description of works: Fell the tree to as near ground level as practicable. Remove arisings from site. Stump to be left in situ initially to avoid destabilising the wall; further removal only once wall stability is assessed. Reasons for works: The tree has grown in direct contact with, and is now structurally integrated into, the boundary wall. Progressive radial expansion of the stem and buttress roots is causing displacement of masonry, loss of mortar, and localised distortion of the wall. If retained, continued growth will exacerbate structural damage and increase the likelihood of partial wall failure. The tree?s position immediately adjacent to the building restricts safe long-term management and prevents proportionate pruning options.
