Removal of a Condition 1 and 3 for planning application 24/AP/3816 dated 14/02/2025 for Removal of existing rear extension and construction of single-storey rear extension and rear roof dormer on main roof house. Removal Condition(s): 1 and 3 Propose a reduction in size for the ground floor extension and a minor material amendment to the ground floor aluminium glazing following conservation conditions on permits issued by the Dulwich Estate Scheme of Management. We are proposing changes to conditions 1 'The development shall be carried out in accordance with the following approved plans' and 3 'The materials to be used in the implementation of this permission shall not be otherwise than as described and specified in the application and on the drawings hereby approved'. Condition 1- Propose to reduce the massing of the extension and potential impact on the neighbours following discussions with the Dulwich Estate Scheme of Management. The extension will now step 5.2m across the rear elevation, stepping back by 1m. This sees the GIA of the ground floor extension reduce from 19.3sqm to 16.6sqm. Propose to change the location of the bin store and omit the bike store from the scheme. This allows us to better meet the planting requirements, as per the Dulwich Estate Guidelines, where at least 50% of the total garden area should be planted. Condition 3: The glazing frames to the ground floor extension are being changed from Dark Grey PPC aluminium frame to White PPC aluminium frame, to better match the appearance of the windows on the storey above. The white painted timber sash windows to the dormer are now revised to add an additional vertical glazing bar to better match the appearance of the windows on the storey below, following discussions with the Dulwich Estate Scheme of Management.
