Proposal

Variation of Condition 1 (Approved Plans) of planning permission 19/AP/5570 granted on 13/11/2020 for: ( Erection of a one bedroom dwelling at Land to the rear of 154 New Kent Road and Baytree Mews. The changes sought are as follows: - Increase the size at lower ground and ground floor level and addition of two rooflights in association with the following external and internal changes:-Increase in the roof height from 1.55m to 1.77m; increase distance between no. 154 from 7.3m to almost 7.8m; eliminate windows facing the rear of No154 New Kent Road, provide two gates in the brick wall to the street; propose a 900mm deep canopy over a dedicated entrance door; propose a 1.3m high brick wall on the boundary to No154; suggest the use of brick, with a stone or tile fascia on all elevations of the upper floor instead of timber cladding, the retained street level garden would increase from 24sqm to 30.7sqm; proposes a central basement courtyard (10.8sqm), and the amended secondary basement courtyard (9.2sqm), providing a total of 50.7sqm amenity space; courtyard on the south-west corner would be surrounded by wraparound glazing; location of bins and cycle storage would be changed to a discreet location at street level; the wall of the existing garden walls on the eastern boundary of the site would be retained; the new layout would provide for direct escape through a main front door on the upper level, before escaping via the main entrance steps down to the street.Internal changes: The new house would now comprises 4 habitable rooms, a dedicated bedroom space is to be provided, the access to the bathroom has been amended to allow for natural daylighting & ventilation, show additional cupboard space, provides a WC on the bedroom level and the FFL of the upper floors has been adjusted to re-introduce the recommended 300mm freeboard above flood level.
