Proposal
To install a modern A-rated gas boiler in place of existing gas boiler, which is located in the fire place enclosure. The new flue (in order to comply with regulations) is to exit through the back of the fire place enclosure, through the external wall. A plume kit will also be installed and will run up the chimney to roof level.
