Proposal
Description of Proposed Heritage Repair Works The proposed works comprise heritage repair and reinstatement works to the existing listed building following structural movement and associated cracking. The works are intended to conserve the building's existing historic character and fabric, with repair undertaken in preference to replacement wherever practicable. Externally, the works will include carefully raking out and repairing fractured mortar joints and repointing using a compatible mortar with colour, texture, joint profile and finish selected to match the existing historic masonry. Localised damaged facing bricks will only be replaced where they cannot reasonably be retained, with replacement bricks selected to closely match the existing in size, colour, texture and appearance. Localised structural crack repairs will include the installation of stainless-steel stitching anchors where required, with the surrounding masonry carefully made good. Specialist heritage stonework repairs will also be undertaken to the existing bay windows, retaining the original stonework wherever possible and using sympathetic repair techniques and compatible materials. Internally, localised cracking will be repaired with the minimum necessary disturbance to the existing fabric. Affected plaster finishes will be carefully repaired and reinstated, together with the restoration/reinstatement of decorative cornices, wallpaper, lining paper and existing timber features affected by the works. Existing timber elements, including the bay window, doors, frames, skirtings and architraves, will be retained and repaired wherever practicable rather than replaced, with finishes reinstated to match the existing character of the property. Temporary scaffold access will be provided where necessary to allow the heritage repairs to be undertaken safely and accurately.
