Proposal

Non-material minor amendment to planning consent 3009/24/FUL to reconfigure the access road layout. Previously, access to Plot 2 was proposed as a 7.3m wide carriageway adjoining the main access into Plot 1 from Holland Road. The access road ran through the centre of Plot 2 in between Units 1 and 2. It included a 3.5m wide cycle / footpath on the southern side of the road and a 2m wide pavement on the north. Provision was made for future access into Plot 5 to the east and a turning head was included in the east of the plot. The revised layout seeks to re-align the access road so that it sits to the north of Unit 1 rather than through the middle of Units 1 and 2. The cycle / footways, potential future access into Plot 5 and the turning head will all be retained. This change will displace an area of hardstanding and a total of 12 standard parking spaces in the north of Plot 2. These parking spaces will now be accommodated on the western side of Plot 2, meaning that there is no nett loss in parking spaces. An access between Units 1 and 2 is maintained to allow a full turning circle for vehicles to use the site operating on a one way system.

What a grant of permission means

Previously, access to plot 1 was proposed as 6m wide carriageway from Holland Road into the site. The access included a 3.5m wide cycle / footpath on the eastern side of the road and a 2m wide pavement on the west. The access was aligned south – north from Holland road into the site for the first approximately 50m before it turned east into the adjacent land parcel (known as Plot 2). The revised layout seeks to widen the access to 7.3m (whilst maintaining the cycle / footways) so that two HGVs can comfortably pass each other, making the site safer and more easily accessible for larger vehicles. The access is now also proposed to run south to north for approximately 100m before turning into Plot 2 at the northern edge of Plot 1.
