Discharge of Condition 4 (Surface Water) attached to planning permission P21/06772/F Demolition of existing garages and erection of 1no 1.5 storey dwelling with access and associated works. The proposed dwelling will utilise a SuDS in the form of a Rainwater Harvesting System for surface water drainage, collecting and storing rainwater from the main roofs in a tank under the rear patio. The harvested water will be used for non-potable functions within the dwelling and for garden use, and any overflow will drain into a soakaway. Any new hardstanding proposed to create driveways will be constructed of porous tarmac to create permeable surfaces that allow for the drainage of surface water into the ground below. Where the existing impermeable tarmac driveway is retained in front of the proposed dwelling, areas of soft landscaping will be provided to either side so that any surface water can be directed to these areas and soak into the ground. Both driveways will have linear drains at the boundary to the public highway, the existing drain retained for the proposed dwelling and a new drain for the existing bungalow. Any new hard scaped patio surfacing will either incorporate linear or french drains for surface water drainage or be constructed of a permeable paving surface that allows surface water to drain into the ground below. The surface water drainage to the neighbouring bungalow is to remain as existing. A proposed surface water drainage plan has been submitted within this application detailing the proposal (Drawing reference - MNB001.AC.001).
