What happens while it is decided
The process from here
This application is with Rugby for determination. The council publicises it, consults neighbours and technical bodies where required, and weighs the responses against local and national planning policy.
The statutory target is eight weeks for most applications and thirteen for major development, though extensions of time are common. Comments carry most weight while the case is undecided, so check the council portal for the deadline if you want to respond.
About outline applications
How this application type works
An outline application tests the principle of developing a site before the detail is worked up. Some or all of the particulars, such as appearance, layout, scale, access and landscaping, are held back as reserved matters for later approval. Permission at outline stage does not by itself allow building to start; the reserved matters must be approved first.

T1 Spruce, cut to ground, Large mature Spruce in reasonable physiological condition, close proximity to property. Shallow rooted species, has sunken lane to North restricting root spread, problems associated with shallow rooted trees are exacerbated here by shallow soil layer over building waste. Tree has been height pruned previously presumably to help cope with this situation. However on inspecting the tree on 16/9/24 there was a gap between the bottom of the stem and the soil layer of 20mm+ indicating movement in the stem. T2 Rowan, prune back tips of crown on South side by 1m, tree has low weak union, pruning to alleviate weight stresses on lower union.
