What a grant of permission means

The process from here

Permission has been granted, usually subject to conditions listed on the decision notice, some of which must be discharged before work starts. The decision notice on the council portal sets out exactly what was approved.

Work must normally begin within three years of the decision or the permission lapses. Neighbours cannot appeal a grant; challenging one means judicial review of how the decision was made, within tight time limits.

About outline applications

How this application type works

An outline application tests the principle of developing a site before the detail is worked up. Some or all of the particulars, such as appearance, layout, scale, access and landscaping, are held back as reserved matters for later approval. Permission at outline stage does not by itself allow building to start; the reserved matters must be approved first.

T1 Beech, remove major dead in crown, prune back tips from house side, (East) to give 2m clearance to building and 1m clearance to building from lower crown drip line to tree. T2+T3 Oaks, prune back tips on house side, (North) by approx. 2m, on lower and mid crown,(C.S. current 9.5m) to clear building line. C1 Conifer group on Southern boundary cut to ground, low amenity value little screening benefit. T4 Cherry and T5 and T6 Sycamore, cut to ground. Trees growing in very close proximity to building, T5 has extensive dieback in upper crown possibly squirrel damage and a subsequent bactierial wet wood infection. (Neighbours Sycamore also affected). Home owner is proposing to install solar panels on the roof of this building, would ideally like to remove these trees and re-plant elsewhere on the plot in a more suitable location.

Group 1: 11x Lime tree avenue down drive way and along the rear of property, to crown lift to first major union. Deadwood canopies of all trees. Reduce lowest branch going out over front drive way towards road back to suitable growth point. Crown lift lower overhang over neighbours garage to 4m to provide clearance. Lime tree by corner of house reduce back from house by 3-4m to create space and clearance from brickwork and roof line. Group 2: Ash poles on boundary of garden to be pruned back to boundary as much as possible. Whilst maintaining growth points to keep some canopy cover. Old pollards that have not be managed by neighbour for a long time. Remove lowest limb on larger Ash tree over hanging the garden that sit on the far right as you look at the line of trees from the gate to the rear garden. T1: Cherry in Rear garden over Patio. Reduce canopy by 2-3m. Large failed limb within the last year causing a large hole in the canopy and potentially opening the tree up to wind throw on the now more exposed limbs. With a very used footpath directly behind the tree being of concern with any further failure.
