What a grant of permission means

The process from here

Permission has been granted, usually subject to conditions listed on the decision notice, some of which must be discharged before work starts. The decision notice on the council portal sets out exactly what was approved.

Work must normally begin within three years of the decision or the permission lapses. Neighbours cannot appeal a grant; challenging one means judicial review of how the decision was made, within tight time limits.

About householder applications

How this application type works

Householder applications cover work to an existing house and its garden: extensions, loft and garage conversions, porches, outbuildings and similar alterations within the boundary of the home. They cannot be used to create a separate dwelling or change what the building is used for. Councils aim to decide them within eight weeks, and immediate neighbours are usually notified and given a chance to comment.

As part of landscaping works in my back garden, I plan to remove the existing Yucca plant/tree. The tree is on the right hand side of the garden on the border with the lands of the estate, is solely in my property and does not impact on any other premises or land. Having spoken with my neighbor the Yucca was not part of the original housing development but was planted by one of the previous owners as a small Yucca plant which has subsequently grown into the larger plant/tree you can see in the attached photo and marked by the number 1 on the attached sketch plan. The plant/tree will be completely removed to make way for a new planting border that will contain a variety of new plants and also a small replacement tree for screening (likely to be a birch tree, standard or multi stem). See attached design document. The existing tree/plant is not protected but given that the diameter is over 7.5cm and the property is in a conversation area, I wanted to submit a planning application to ensure there are no issues or objections with the Yucca plant/tree being completely removed.
