Awaiting decision Reigate and Banstead 26/01322/CAN

Works: Trees

Still open. Anyone can comment while the consultation period runs, and comments go to the council rather than to us.

Proposal

T1 - Ash - remove specimen - work requested as tree is heavily leaning over the road and is in poor condition with visible signs of Chalara Fraxinea. Will replant with 1 x Field Maple in more suitable location set back from the road. T2 - Cypress - reduce in height by approximately 2 metres - work requested as the upper canopy has reached a height where it may be vulnerable to wind loading and potential failure. A reduction in height will help mitigate against this, and allow the tree to be retained at a more suitable size for its location and proximity to the road.

The process from here

This application is with Reigate and Banstead for determination. The council publicises it, consults neighbours and technical bodies where required, and weighs the responses against local and national planning policy.

The statutory target is eight weeks for most applications and thirteen for major development, though extensions of time are common. Comments carry most weight while the case is undecided, so check the council portal for the deadline if you want to respond.

About this record

Reading the register

This page mirrors an entry on the statutory planning register that Reigate and Banstead is required to keep. The published feed for this record does not state which type of application it is, which is common for older entries and for some council systems; the register entry on the council portal will say, alongside the case officer and any consultation dates.

Every planning application follows the same broad path: submission, validation, publicity, then a decision by officers or committee. Our guide to planning application types explains the common types and what each can approve.

T1 - Oak Tree - reduce canopy by 20% (removing approximately 2 metres from height and lateral spread) - work requested as tree is causing excessive shading and high volume of leaf drop. A sensitive reduction in canopy size will allow the tree to be maintained at a suitable size for its location without compromising the overall heath and vitality of the tree.
