What happens while it is decided
The process from here
This application is with Reigate and Banstead for determination. The council publicises it, consults neighbours and technical bodies where required, and weighs the responses against local and national planning policy.
The statutory target is eight weeks for most applications and thirteen for major development, though extensions of time are common. Comments carry most weight while the case is undecided, so check the council portal for the deadline if you want to respond.
About conditions applications
How this application type works
This type of application deals with conditions attached to an existing permission, either by supplying the details a condition requires, called discharging it, or by asking to vary or remove one. It does not reopen the principle of the permission itself. Building often cannot lawfully start, or continue past a set stage, until the named conditions are discharged.

T1. Cedrus deodara has lower laterals that are rubbing on the two adjacent buildings rooves. The upper section of the crown needs to be cut back from the tall building to the East to provide a clearance of 1.5m to counter any deflection of the branches by wind movement. The lower section of the crown over the swimming pool needs to be cut back to provide a clearance from the roof by 2m and from the ground by 5m. The reason for the works is to prevent damage to building fabric. T2. Pinus nigra is a large tree that is overbearing in nature due to the close proximity to the building, in addition to the branches rubbing on the fabric of the building. The debris from the needles is continually blocking the drainage channels and gutters. there is a degree of ground movement within the driveway that is a concern and roots are restricted due to the building and the banking/retaining walls adjacent the drive. Roots are starting to lift the driveway itself. In order to leave the tree with a balanced crown it is prudent to reduce the whole crown proportionally. Reduce the East of the crown by 3.6m, the south of the crown 2m . To address the lower limb on the house, it is proposed to remove the lower lateral Southeast back to the point of origin with the main crown. In addition, any deadwood is to be removed to the point of origin within the crown structure. There are currently snapped and hung-up branches to the east and the Southeast areas of the trees crown. The above works would address the potential for failure due to the overextended nature of the branches, increase the air flow around the building, prevent damage to the tiles from the low branch and reduce the needle drop into the drainage channels and guttering on the roof. Removal of the snapped branches to prevent damage. T3. Is a small young Elm that is leaning to the West of the tree that requires removal. poor tree that is leaning, good arboricultural husbandry.
