Retention of a small, simple, lightweight ancillary stock-storage structure in the narrow side passage at the side/rear of the existing convenience store, measuring approximately 6.5 m x 2.4 m x 2.3 m maximum height. The construction is deliberately minimal: a basic timber frame (C24-graded softwood) covered with light-grey profiled metal sheeting to the side and roof, a single timber-framed access door, and a translucent polycarbonate light-panel to the rear for daylight. There are no new foundations ? the structure sits directly on the existing concrete yard. There is no excavation, no masonry, no internal lining, no fitted ceiling, no new flooring, no plumbing, no drainage connections, no heating, no lighting other than the daylight panel, and no machinery. It is, in effect, a simple weather shelter for stock ? and it is wholly reversible: the whole thing could be unbolted and removed in a day, leaving the yard exactly as it was. The structure is used solely as back-of-house stock storage to support the day-to-day operation of the convenience store. The additional reserve storage it provides is essential to the practical viability of the shop, enabling stock to be replenished promptly and the shop to continue serving Sowerby residents reliably. The convenience store is a much-valued local amenity, and this modest storage shelter genuinely supports its day-to-day operation. There is no change of use, no increase in publicly accessible sales floorspace, no alteration to the principal (front) elevation of the shop, and no change to staffing or opening hours. The application is submitted retrospectively to regularise the position, following the site visit by Mr Dave Seavers of the Council's planning team. The applicant is willing to accept reasonable planning conditions (for example, on cladding colour or fire-resistance to the boundary lining).
