Proposal
Propose to take down existing conservatory (shown as the rounded area protruding from the site plan) and replace with an extension. Existing conservatory footprint is 3500m wide x 3000mm deep. Proposed extension is 3500mm wide x 4000m deep. The build is a modular build and hence just the depth of the existing concrete base to the conservatory will need to be extended slightly. The extension meets all permitted development guidance not coming out more than 4000mm from the house, not taking up more than 50% of the garden and not being more than 3000mm at the highest point of the roof. It's height does not exceed that already there.
