Granted Monmouthshire DM/2021/01141 Certificate of Prop Lawful Use or Dev

Works: Extension Small domestic

Read from the description, not a valuation. How we read the register

Permission granted. Work must normally begin within five years of the decision or the permission lapses.

Proposal

We would like to build a single storey extension incorporating a WC, and extended living area (conservatory) at the rear of our property measurements are width 5.8metres , depth 3.3m, height including a pitched roof 3.5m. There is an inspection chamber which will be covered but accessible for inspection if required, all drainage will be redirected into the inspection chamber. Previous permission was requested and granted for a smaller build of just a WC and utility room but have decided to expand inline with all our neighbours with only the width changing.

Property has been used as a House in Multiple Occupation since at least 2015. Monmouthshire Council have leased 6 rooms from the property owner and used the accommodation as temporary accommodation. Monmouthshire Council wish to ensure a Lawful Development Certificate is in place as we are purchasing the property and will continue to use it as a 4 bedroom HMO (reduced from its current use as a 6 bed HMO)

Retrospective planning for the erection of a wooden fence that adjoins the public footpath. There is an existing brick wall there which was erected when the house was originally built. The wooden fence will be 3 metres high from the level of the pavement. The property garden is 10 feet lower than the road surface and without the protection of the fence, the public could be injured as it would be easy for an accident to happen and someone fall over the 1m brick wall, as well as the tenants right to privacy as the public would be able to see directly into the living room patio doors. This is a public footpath and regularly used for children walking to/from school the fence is primarily a safety issue.
