Application ref: LA05/2022/0237/CA & LA05/2018/0216/F. This statement is being provided by Manor Architects in relation to discharge of conditions No.10 & 11 of planning approval LA05/2018/0216/F dated 23rd June 2022. Condition No.10: Within three months of the date of this decision, details of a three stage filtration extraction system to reduce odour from all cooking outlets in line with the EMAQ document entitled Control of Odour & Noise from commercial Kitchen Exhaust Systems must be submitted to the Council for approval in Writing. Comment: In the four years between lodging the planning application & the approval for this property, a lot has changed, both in terms of demand for tourist residential & conferencing facilities and in the personal circumstances of the applicant, the Covid 19 pandemic having affected both. Our client now finds themselves in a situation where the build of the conference block has stopped and they have instructed us that it will not be delivered as a conference facility. To this end, it is expected that a change of use application will be lodged in the very near future with Lisburn & Castlereagh Planning Department. We would ask that, in light of this information, you consider this statement as a discharge of condition No.10. Condition No.11 Within three months of the date of this decision, details of the water treatment plant must be submitted to the Council for approval in writing. Comment: Please find attached technical details of the waste treatment plant as supplied & installed by Dynamic Tank Solutions, Dungannon. Note that NIEA consent to discharge has also been granted for the treatment plant. Again, given the attached information, you would consider the condition discharged.
