Planning application

23/00493/TR

Beacon Hill Lodge Bay Horse Lane Scarcroft Leeds

Granted Leeds Tree Works

Proposal

T1 and T7 Sycamore - Fell the trees to ground level, and the stumps where removed to deter from regrowth. T2 and T3 Goat Willow - Fell the trees to ground level, and the stumps where removed to deter from regrowth. T4 Yew - Crown lift to facilitate 5m clearance from the ground over the driveway. T5 Yew - Fell the tree to ground level and treat the stump to prevent regrowth. G6 (Mix Group) - Fell and treat stumps G8 - Fell 50% of the group and treat stumps to prevent regrowth. Replacement planting is not recommended as any success and future retention of replacement trees in this competitive environment is not thought to be worthwhile. NOTE- The Lodge building is part of the curtilage of the listed building and therefore any tree works must be carried out in such a way to prevent any damage to the structure.

What a grant of permission means

The process from here

Permission has been granted, usually subject to conditions listed on the decision notice, some of which must be discharged before work starts. The decision notice on the council portal sets out exactly what was approved.

Work must normally begin within three years of the decision or the permission lapses. Neighbours cannot appeal a grant; challenging one means judicial review of how the decision was made, within tight time limits.

About trees applications

How this application type works

Tree applications cover work to protected trees: those under a tree preservation order need consent for pruning or felling, and trees in a conservation area need six weeks written notice before work starts. The council assesses the amenity value of the tree and can refuse consent, approve it with conditions, or in conservation areas make a preservation order in response.
