Planning application

26/00927/TPO

16 Huggins Place London SW2 3UQ

Withdrawn Lambeth Approval for works to TPO trees

Proposal

2069 - Fagus sylvatica - Crown lift tree highway and street lamp clearance to 2.5m and 5m over road. Reason: overhangs highway. Council Note: Following a desktop review of the submitted application and Council records the tree described in the application as Asset 2069 Fagus sylvatica does not correspond with a tree protected by the deposited Tree Preservation Order record for this location. The relevant deposited Order reviewed is The Lambeth No 226 Tree Preservation Order 1991 for Tulse Hill School Upper Tulse Hill SW2. The First Schedule to that Order does not identify any Beech or Fagus sylvatica. The schedule identifies T6 as Sycamore. The group schedule also does not identify any Beech or Fagus sylvatica. The site is not located within a Conservation Area. As the submitted application does not relate to a tree protected by the reviewed Tree Preservation Order and no Conservation Area controls apply the application has been withdrawn from TPO determination. No consent is required under Tree Preservation Order controls for the works as described.

What withdrawal means

The process from here

The applicant withdrew this application before the council decided it, so it carries no planning weight and no fee refund is automatic. Withdrawal often follows officer feedback that a refusal was likely.

The applicant is free to submit a revised application at any time, and many withdrawn schemes return in amended form, so the site is worth watching if the proposal affected you.

About trees applications

How this application type works

Tree applications cover work to protected trees: those under a tree preservation order need consent for pruning or felling, and trees in a conservation area need six weeks written notice before work starts. The council assesses the amenity value of the tree and can refuse consent, approve it with conditions, or in conservation areas make a preservation order in response.
