Proposal

Single-storey extension to the front face of the house - wall extended off of the front face of the garage. Garage to be converted to a bedroom and ensuite (shower, toilet, sink). Ensuite to have a small window by the toilet. Garage door to be removed and opening to be blocked and cladded. Bedroom to have a small mezzanine for storage space. New doorway entrance hall and a new wall dividing the dining room and living room space. Garage roof will extend across the full front of the house above the extension area. Garage roof to be retiled with a skylight window and 2no. air vents installed. Existing cladding to be replaced with new grey composite cladding on second storey of the front view. Living room window to be relocated to the front exension wall and new front door plus side panel/window to be installed.

    Oak (T1) 1/3 crown reduction (as advised by Matt Hale Tree Surgery) to maintain the tree and keep it in good order as it has grown considerably since the last reduction in 2012 and has considerably outgrown the garden. In winds it has a lot of branches coming down which is worrying due to the height of the tree and potential damage to ours and neighbouring properties. Also to reduce amount of overhang , reduction of light and gutter blockages to neighbouring property. Please see attached sketch.
