Proposal
The applicant is seeking permission to build a single-floor, mono pitched roof, rear extension on to this 1930's mid-terrace house. The client would like to extend the floor space by the width of the house for four metres into the rear garden to create an open plan kitchen/dining and living area with bi-fold doors onto the garden to meet their family needs. The extent of the new proposed rear wall will reach approximately 0.75 of a metre beyond the current decking. The proposed extension will be constructed using standard building materials for extensions of this kind. The finished external walls will be rendered and painted to match the existing render and colour of the two houses adjacent to this property. The mono-pitched roof will be finished in the same tile that has been used on the roofs. The proposed construction has been developed with a structural engineer and full structural constructions plans have been developed. The proposed contractors have the skills, qualifications and experience to construct the proposed designs. The family living at 11 River Road have a good relationship with their neighbours and the proposed extension has been discussed and verbally approved by them. The rear of 9 River Road, the property immediately to the right, already has a rear extension similar to the proposed extension at 11 River Road. The rear of 13 River Road, the property immediately to the left, has a conservatory attached to the rear wall of the house. Currently, the rear windows are not consistent in colour. The 2nd floor windows are white UVPC with clear glass. The ground and second floor windows are brown UVPC windows with leaded glass. It is proposed that the bi-fold doors on the proposed rear extension will be white aluminium or UVPC (to be decided) with clear glass and the windows on the 1st floor will be replaced at a later date to match the 2nd floor windows. The proposed extension will not be visible from the front of the house. No trees will need to remove to construct it.
