Certificate of Lawful use (Proposed) - The proposal comprises the erection of a detached single-storey outbuilding (garden room) in the rear garden for purposes incidental to the enjoyment of the dwelling house. The garden room will measure 5.5m in length by 4.3m in width (external dimensions ? including roof), with a maximum eave?s height of 2.2m and a maximum overall height of 2.5m. It will have a flat roof with a single fall to the rear and will be externally clad in composite oak-effect material. The building will replace an existing outbuilding previously erected in 2007 following submittal of a Householder Alterations Form and subsequent receipt of confirmation of no planning permission requirement from Suffolk Coastal District Council on 20th September 2007 (Ref EC/6.77). This building has recently been demolished and removed from site to enable the new construction. No new or altered vehicular/pedestrian access is proposed. No new streets, hardstandings (e.g. parking areas or extensive patios), means of enclosure (e.g. fencing or walls), or drainage works to the land/buildings are proposed. The location, elevations and location within the site are depicted on the proposed plans submitted.
