Proposed erection of a detached single-storey garden room within the rear garden of the dwellinghouse. The building will measure approximately 6.0m x 3.5m externally with a maximum height of 2.5m and will be positioned within the residential curtilage of the property The garden room will be used for purposes incidental to the enjoyment of the dwelling house, including a home office (we both work from home), hobby/music room and very occasional accommodation for family. The building will not be used as a separate dwelling and will contain no kitchen or shower facilities The building will be constructed on a suitable foundation system and finished in accordance with the submitted plans and elevations. Electricity and data connections will be provided from the main dwelling. A composting toilet and hand wash basin are proposed. No new vehicle access, highways works or separate residential accommodation are proposed
