The process from here
This application is with City of Edinburgh for determination. The council publicises it, consults neighbours and technical bodies where required, and weighs the responses against local and national planning policy.
The statutory target is eight weeks for most applications and thirteen for major development, though extensions of time are common. Comments carry most weight while the case is undecided, so check the council portal for the deadline if you want to respond.
About trees applications
How this application type works
Tree applications cover work to protected trees: those under a tree preservation order need consent for pruning or felling, and trees in a conservation area need six weeks written notice before work starts. The council assesses the amenity value of the tree and can refuse consent, approve it with conditions, or in conservation areas make a preservation order in response.

I bought Flat 4 110 Comiston Road on 10th July 2026 and I am notifying you and ask for prior approval that I will reinstate the original wooden sash window design throughout the property and replace the current UPVC windows at the property. The current windows open fully (swing) and are not the original opening method as should be in sash windows. I have a quote from "Edinburgh Sash and Case Company", and have already paid for the initial work of making the windows from scratch. The windows are due to be installed with great care and attention to detail in the middle of September 2026.

Replacing timber, single-glazed sash and case bay, front bedroom window and rear bathroom window, with UVPC doubleglazed sash and case. UVPC sash and case windows will be white in colour, will match the current number, orientation, and colouring of panes, and will match the current astragal bars. However, the exact thickness of the frame may differ slightly from existing wooden sash and case. I am using the 'legacy UPVC sash and case' frame from 'celsius windows'. The rear patio door is also to be replaced. As far as I am aware the rear patio door, and rear bathroom window are covered under 'permissive development', but I have attached photos along of these also.
