It has a maximum height of 3.0m and an eaves height of 2.875m. It is no wider than the original house and does not extend beyond either side wall. The nearest side boundary is 1.2m away. It has a flat roof finished in GRP, facing brick walls to match the existing house, and windows and doors to match the existing. There are no side windows facing the boundaries; the only side opening is a door into the garden. No change of use.
