What happens while it is decided

The process from here

This application is with Bradford for determination. The council publicises it, consults neighbours and technical bodies where required, and weighs the responses against local and national planning policy.

The statutory target is eight weeks for most applications and thirteen for major development, though extensions of time are common. Comments carry most weight while the case is undecided, so check the council portal for the deadline if you want to respond.

About this record

Reading the register

This page mirrors an entry on the statutory planning register that Bradford is required to keep. The published feed for this record does not state which type of application it is, which is common for older entries and for some council systems; the register entry on the council portal will say, alongside the case officer and any consultation dates.

Every planning application follows the same broad path: submission, validation, publicity, then a decision by officers or committee. Our guide to planning application types explains the common types and what each can approve.

86% historically approved · decision due ~10 Aug

Fell T1 and T2 Ash trees located in the alleyway to the rear of Wilmer Drive. The trees are in direct contact with the boundary retaining wall of 80 Emm Lane, which has partially collapsed in places adjacent to the trees. This has resulted in an unstable and unsafe condition, creating a risk to users of the adjacent garden and driveway areas. The wall is being affected where it meets the trees, and continued interaction between the roots/trunk and the structure is contributing to ongoing movement and deterioration. The space is used as a driveway and garden access route, including by children, creating a safety concern. Photographs are attached showing the current condition.

Retrospective application - T1 Lime - Tree has historically been pollarded. One of the main leaders failed leaving a weak union and a compromised tree. Immediate action was needed so the tree was monlithed at 4m.
