Proposal
Non-material amendment to planning permission PA/2024/1662 for "Proposed two-storey rear extension following demolition of the existing conservatory. Widening of access, conversion of annexe into garage and store, replacement dormer to rear elevation, changes to fenestration and associated landscaping works." to allow changes to reduce the ground floor extension, reduce the first‑floor footprint. Changes to fenestration, including repositioning of the dormer window, removal of the clerestory element and reinstatement of the bay window. Removal of the first‑floor timber ventilation elements. Reintroduction of solar panels to the eastern roof slope. Omission of the sedum roof finish and replacement with a decorative stone finish. In addition, the previously proposed conversion of the annexe to a garage has been withdrawn. The annexe will therefore be retained in its existing form.

What refusal means
The process from here
The council refused this application for the reasons set out on the decision notice, which the council portal holds in full. Only the applicant can appeal a refusal; the time limit runs from the decision date and is shorter for householder schemes.
Refusal does not prevent a fresh attempt. Applicants often address the reasons for refusal and resubmit, so a refused scheme is not necessarily the end of proposals for the site.
About amendments applications
How this application type works
An amendment application changes a permission that already exists. Non-material amendments cover small adjustments with no wider effect, while minor material amendments, usually made by varying a condition, allow modest design changes without a fresh application. Anything beyond that needs a new permission, so the scope here is deliberately narrow.
