Failure believed to be due to rotten timbers rather than presence of tree roots or ground movement. All trees identified within attached report - sever any tree roots up to 50mm in diameter within 500mm of existing retaining wall in order to accommodate replacement retaining wall and reduce likelihood of future impact and failure of replacement retaining wall. Tree roots are not expected to be found, but application submitted prior to works being carried out so as to prevent delays should roots be found.
