Proposal
This proposal seeks permission to change the use of a guitar repair shop (Class E(A1)) into a micro craft ale and wine bar, including non-illuminated signage and restoration and repair to the shopfront joinery on the southwestern elevation of the existing building. The proposal would therefore result in a change to Sui Generis Use of the site. The proposed changes would not involve any major physical changes to the exterior appearance of the site. However, parts of the existing building are in a poor state of repair, and the applicants plan to undertake essential repairs to the timber pilasters and window architrave on the frontage of the building to enhance the appearance of the area. At the rear of the property, it is proposed to reinstate the door to the rear of the building to provide access for installation of the cellar cooling equipment and maintenance. There is no proposed increases in the floor area or changes to the scale of the property. Internally, structural alterations are proposed to allow for a new toilet, bar and cellar area and DDA access requirements. The structural works proposed as part of the application are limited to widening the internal door between the front and rear of the building to provide DDA access to all parts of the building. The interior fit-out would seek to maximise the use of reclaimed and recycled materials, such as cladding the walls with reclaimed timber. In addition, finishing techniques such as Shou Sugi Ban would be used to limit the usage of paints which are harmful to the environment.
