The consent authorised internal alterations to the first floor of the listed building to facilitate the improvement of the existing guest accommodation, including the formation of additional guest bedrooms with ensuite facilities and the installation of a new staircase to serve the first floor accommodation. At the time of the consent, the first floor of the property already contained several guest bedrooms (Bedrooms 1?5), which were operated in connection with the public house as guest accommodation. The approved scheme proposed the reconfiguration of existing internal rooms to create six additional guest bedrooms (Bedrooms 6?11) with ensuite bathrooms and to improve the circulation within the building through the installation of a new staircase within the central hall. Following the grant of Listed Building Consent, works were undertaken in 2008 to upgrade the building services and plumbing infrastructure to facilitate the approved development. These works included the upgrading of the hot water system and installation of pipework and valved outlets to serve the proposed new bathrooms associated with the additional bedrooms. Evidence of these works is provided within the supporting documentation, including invoices and accounts from W. Churches & Son Ltd dated April?May 2008. The documentation confirms that the works included upgrading the hot water service to accommodate additional bathrooms and installing associated pipework within the building. The installation of the pipework required the lifting of floorboards within the first-floor corridor and bedroom areas to allow pipe runs to be installed to the locations of the proposed ensuite bathrooms.
