What a grant of permission means

The process from here

Permission has been granted, usually subject to conditions listed on the decision notice, some of which must be discharged before work starts. The decision notice on the council portal sets out exactly what was approved.

Work must normally begin within three years of the decision or the permission lapses. Neighbours cannot appeal a grant; challenging one means judicial review of how the decision was made, within tight time limits.

About full applications applications

How this application type works

A full application seeks permission for a complete, detailed proposal in one go: siting, design, access and landscaping are all fixed at this stage. It is the standard route for new buildings, conversions and changes of use. The statutory target is eight weeks for smaller schemes and thirteen weeks for major development, though complex cases often take longer by agreement.

T1-T5 Beech - All 5 trees have extensive squirrel damage in upper limbs and branches. These are now posing a safety hazard to the owners & neighbours. Suggestion is to shorten damaged limbs and branches as appropriate to their lengths and amount of damage to reduce the risk of failure. Estimated reduction is maximum 3m but less if safe to do so & leaving decent growth points. 1 limb recently broke & fell into owners garden & the climbing inspection was undertaken & the damage was highlighted.

Submitted as 26/01164/TPC. To fully remove a boundary hedge of leylandii bushes and trees totalling about 35 plants along a 40m boundary edge of my property. The plants sit within my garden to provide a screen from my neighbour's garden however they have grown too tall and block light to our property. The neighbour also prefers to have the plants removed as they are now too tall to easily maintain and look scrappy. The plants would be removed from the property and the stumps ground down. They will be replaced with a wooden fence and planting of native species of trees and shrubs such as yew, beech and holly to break up the fence line. The Leylandii themselves are not protected but the garden sits within a TPO area due to the large native trees surrounding the property.
