    The Proposal The application seeks permission for a single-storey rear extension to provide an enlarged kitchen/dining area. The extension will respect the height of the adjacent neighbouring party walls which surround the garden so as not to have an adverse impact on our neighbours. Additionally, we are proposing to greatly improve the thermal and environmental fabric of the building. The house is currently single glazed and with poor insulation. We propose to replace all the windows with double glazed windows. Where these are at the front of the property we will install painted timber sash windows to match the appearance of the existing single glazed windows. At the rear these will either be timber or painted steel windows. We will insulate the building throughout and introduce photovoltaic cell to the western side of the pitched roof. The exact extent of these cells is to be confirmed. Key Design Features: ??? A single storey extension with an internal area 7.5sq.m ??? A flat roof design to minimise visual impact. ??? High-quality timber double glazed sash windows to match the existing St. Philip St windows ??? Rooflights to the bathroom to the western side of the pitched roof as well as the flat roof of the kitchen. ??? Removal of internal chimney breasts to increase the living and bedroom areas. The use remains as a single-family residential dwelling. The extension facilitates improved family living accommodation. The proposed footprint increase is modest at 7.5 sq.m and proportionate to the size of the plot and typical of rear extensions in the area. Layout: The extension integrates seamlessly with the existing ground floor layout, creating an open-plan kitchen and dining space that connects to the rear garden. Appearance: The number of external surfaces affected is limited to a single elevation within the back yard and the new flat roof. The proposal to introduce Photovoltaic cells will be to the rear so as not to be seen from the street or overshadowed by the adjacent tree.
