    Adapt existing flat roof so that it can be used as a roof terrace. The existing felt roof is in need of replacement in any case. We plan on replacing this with a suitable covering and overlaying it with promenade tiles, as advised by SBD Consultants, whom we have employed for the design and overseeing of the project. The colour of the tiles will be neutral and in keeping with existing colouring (grey). A balustrade made of galvanised mild steel will be constructed at the edge of the terrace and a staircase also made of galvanised mild steel will be constructed, allowing access to the roof terrace from the existing private courtyard. Load bearing calculations for the balustrade and stairway will be provided by SBD Consultants and these will then be designed and manufactured by specialist suppliers in order to conform with building regulations. We have been advised by SBD Consultants that the roof does not require reinforcement as the current ceiling joists are of sufficient thickness/strength to support the roof being used as a roof terrace. We intend having a table and chairs and some potted plants on the roof terrace. No permanent (wired) exterior lighting is planned. The flat roof which we plan on using as a roof terrace is already overlooked by several higher roof terraces on adjacent properties, so precedent exists. Furthermore, the terrace will not overlook our closest neighbours (Fig Tree House). Furthermore, the flat roof is low compared to the remainder of the property, so we will not overlook any of our neighbours' gardens. There will therefore be no impact on the privacy of any neighbours.
