We propose the replacement of all five windows and rear external door at 9 Greenstead Gardens following our purchase of the property in October 2022. This is because we have been advised the current windows are approximately 45 years old and our surveyor at the time of purchase highlighted a number of issues. Their recommendation, in view of the type, age and general condition of the windows and rear door, was that complete replacement would improve serviceability, security, thermal and sound insulation, presentation and reduce future maintenance costs. We recognise the requirement to preserve the architectural characteristics of the Dover House Estate Conservation Area in which we live, and our choices of new windows reflect this. We have also chosen a supplier who recently replaced windows on Greenstead Gardens and is familiar with the requirements to match the aesthetic of the front windows as closely as possible. The proposed changes are as follows: 1x white timber sliding sash at front of property. Currently single glazed. Rotting timber, cracked glass and causing significant drafts thus reducing enjoyment of living room space in winter due to heat loss. Proposal to replace with double glazed white uPVC sliding sash to match the look of timber sash, similar to other properties on Greenstead Gardens. 1x metal crittall window at front of property. Double-glazed unit has misted over indicating a breakdown of the seals. Windows do not open sufficiently to facilitate exit from the property in the event of an emergency. Proposal to replace with double glazed white uPVC casement units matching configuration (including astragal bars) and look & feel of current windows. 3x metal crittall windows at back of property.
