T.1 London Plane [TPO 469/2021] Very large tree within rear garden. No apparent signs of massaria from ground level. Two small dead branches on ground also without apparent decay pattern associated with this pathogen. However large decay pocket on rear of right hand stem showing historic included union failure with Larel growing in cavity, indicating detritus and moisture present enough to sustain shrub. Crack in adjacent wall directly behind tree. Recommendation; retrenchment works to maintain reduced water abstraction rates and limit weight loading on decay area. Height 8-10m spread 4-5m
