Fell of Broadleaf Privet tree in front garden. The roots are breaking into the drainage and are also causing the manhole on their land to collapse and also the roots are encroaching on the neighbouring property causing paving to crack and lift.

Replacement of certain wooden windows on side and rear of the house - which is in the Rusholme Road conservation area - with UPVC windows. The windows would be made to replicate, as far as possible, the existing windows in terms of size, style and design. This would include all detailing. The finish would be a white wood grain effect, which is indistinguishable from wood, even close up. The property is currently very energy inefficient, having an EPC rating of E. The new windows would be double glazed, replacing single glazed windows. This would significantly reduce energy consumption. The windows at the rear of the house are invisible to the public. The windows at the side are also invisible (at the basement level), or very difficult to see. I note that other windows on the side of various houses in the street have already been changed to UPVC - and that the materials proposed for this job are far closer to a wood resemblance.
