99 Lee Moor Lane Stanley Wakefield WF3 4ES
Existing building works comprising the construction of two detached buildings within the grounds of 99 Lee Moor Lane, Stanley, Wakefield, WF3 4ES: **1. Garage:** An existing detached, single-storey rendered garage with a predominantly flat roof and roller-shutter entrance, measuring approximately 7.01 metres wide by 5.23 metres deep, situated closer to the existing dwelling. **2. Timber outbuilding:** An existing detached, single-storey timber outbuilding with horizontal timber cladding and a pitched roof, measuring approximately 5.25 metres wide by 6.00 metres deep, situated towards the rear of the property. Both buildings are identified on the accompanying architectural drawings and site plans. The application seeks confirmation of the lawfulness of the existing building works by virtue of the expiry of the applicable statutory planning enforcement period. Historical photographic evidence establishes the presence of both buildings by September 2008, with the garage additionally identifiable in historical aerial imagery dated 2002. The application relates solely to the construction of the two existing buildings and does not include any proposed development, change of use, or the external decking and balustrade adjoining the garage.
